Scenic Foothills
The property is situated along the well-traveled Mount Vernon Road and contains rolling hills, rangelands and scattered oaks that are characteristic of Placer County’s rural foothills, providing roadside scenic views to the public.
Agricultural Land
The property was historically used as an orchard and still contains persimmon trees and pear trees. The current use of the land is pasture for cattle and sheep grazing. Livestock grazing keeps invasive species down making room for native plants, and reduces fuel loads that can lead to wildfire. The land is suitable for other agricultural uses, and the Agricultural Conservation Easement allows for a wide range of agricultural activities, including vineyards and a farmstand.
Cooperative Preservation
Placer Land Trust worked cooperatively with the landowner at their request to place an Agricultural Conservation Easement on this property in December 2017. The easement and stewardship funding were donated to the land trust by the landowners, who qualify for an income tax deduction for this “charitable conservation contribution.”
